What is CMHC MLI Select?

CMHC MLI Select is a mortgage insurance program offered by Canada Mortgage and Housing Corporation (CMHC), the federal housing agency. It applies to rental apartment buildings. Compared with conventional financing, it can reduce the down payment required to buy a building, extend the period over which the mortgage is repaid, and lower the interest rate. Buildings qualify by meeting standards for affordability, energy efficiency or accessibility.

Why does Bravo use CMHC MLI Select?

A smaller down payment is needed to buy a building, and the mortgage is paid back over more years at a lower interest rate.Before buying, Bravo tests a building twice: once using MLI Select financing, and once using a regular mortgage. It has to work both ways. That means the investment is not built around a government program that could change.

What is the difference between the LP and the Trust?

They are two ways of holding the same investment. The Trust is eligible for registered plans such as RRSPs and TFSAs. The limited partnership is not.
